30-year mortgage hits 3.53%, a new record

WASHINGTON – July 20, 2012 – Average rates on fixed mortgages fell again this week to record lows, creating more incentive for buyers to enter the recovering housing market.



Mortgage buyer Freddie Mac said Thursday that the average rate on the 30-year loan fell to 3.53 percent. That’s down from 3.56 percent last week and the lowest since long-term mortgages began in the 1950s.

The average rate on the 15-year mortgage, a popular refinancing option, declined to 2.83 percent, below last week’s previous record of 2.86 percent.

The rate on the 30-year loan has fallen to or matched record-low levels in 12 of the past 13 weeks.

Cheaper mortgages have contributed to a modest housing recovery. Home sales fell in June but were up from the same month last year. Home prices are rising in most markets.

Builders are putting up more houses than they have in nearly four years, a long-awaited recovery that could help energize the U.S. economy.

Low mortgage rates could also provide some help to the economy if more people refinance. When people refinance at lower rates, they pay less interest on their loans and have more money to spend. Many homeowners use the savings on renovations, furniture, appliances and other improvements, which help drive growth.

Still, the pace of home sales remains well below healthy levels. Many people are still having difficulty qualifying for home loans or can’t afford larger downpayments required by banks.

And the sluggish job market could deter some from making a purchase this year.

U.S. employers added only 80,000 jobs in June, a third straight month of weak hiring. The unemployment rate was unchanged at 8.2 percent, the government reported last week.

Slower job creation has caused consumers to pull back on spending.

Mortgage rates have been dropping because they tend to track the yield on the 10-year Treasury note. A weaker U.S. economy and uncertainty about how Europe will resolve its debt crisis have led investors to buy more Treasury securities, which are considered safe investments. As demand for Treasurys increase, the yield falls.

To calculate average rates, Freddie Mac surveys lenders across the country on Monday through Wednesday of each week.

The average does not include extra fees, known as points, which most borrowers must pay to get the lowest rates. One point equals 1 percent of the loan amount.

The average fee for 30-year loans was 0.7 point, unchanged from last week. The fee for 15-year loans slipped to 0.6 point, down from 0.7 the previous week.

The average rate on one-year adjustable rate mortgages was unchanged at 2.69 percent. The fee for one-year adjustable rate loans also stayed the same, at 0.4 point.

The average rate on five-year adjustable rate mortgages dropped to 2.69 percent from 2.74 percent last week. The fee was unchanged at 0.6 point.

Barbecue lovers, listen up: You can now get your fix on Sanibel at Island BBQ on Palm Ridge Road. This take-out restaurant offers free delivery as well.

It’s located in the former Island Pizza space and, in fact, is part of the Island Pizza family of restaurants. The chef is Jason Joyce, a graduate of the Cooking and Hospitality Institute of Chicago. Joyce has worked in restaurants in Chicago and the Virgin Islands before coming to Sanibel.

He said he uses hickory to smoke the poultry and beef. The pulled pork is not smoked. However, it is cooked all night “low and slow.”

Joyce, himself a hunter and fisherman, says he wants local anglers to know they can bring in their catch to be smoked. He also plans to add smoked fish to the menu and wants to introduce catering such as a pig roast on the beach or a “causeway cookout.” Joyce said, “We will do all the permitting for beach barbecues.”

Prices for portions of barbecued meat or chicken run from $6. A full rack of baby back ribs is $14 and a humongous turkey leg is $6. All come with a side of the sauce of your choice, such as smoky, sweet vinegar and spicy orange, all made from scratch.

Sides include macaroni and cheese, baked beans, mashed potatoes, mixed veggies and corn on the cob, and are $2 to $3 for the small size.

For beachgoers and picknickers, there are Beach Boxes. For example, a full smoked chicken served with two large sides is $22, and a half pound or pork and a half pound of chicken with two large sides is $20.

You can also get a house salads, pasta salad and potato salad. The restaurant also serves Sanibel-made Back Porch Pies in pecan or Key lime by the slice.

True to its heritage, the restaurant still has some pizza choices on the menu – but now featuring its smoked and barbecued meats, such as smoky brisket and red onions. Pizzas are $11.

Still on the restaurant scene, The Timbers Restaurant & Fish Market has declared Sundays as Prime Rib Night, offering a 12 oz. serving for $22 while it lasts. Also, Shrimpfest is in full swing on Tuesdays with such dishes as Coconut Fried Shimp, scampi, Thai, fra Diablo and others for $15 each.

Sister restaurant Matzaluna The Italian Kitchen is celebrating Wine Wednesdays with $8 off any bottle costing $25 or more all evening. Also, present the ad from the Island Sun and get $2.50 off each adult entrée if you’re seated before 5:30 p.m.

Traders diners, it’s that time of year again for this popular restaurant to take its summer break. So stop in for lunch, dinner or happy hour this week.                 The Sunday, August 19, the American Legion Post 123 and S.A.L. is hosting a fish fry fromm 1 to 8 p.m. Cost is $10 per person

Saturday Night Prom to Benefit the Sanibel PTA


                Start practicing your dance moves so you can show them off at Saturday Night Prom, a disco-themed fund raiser inspired by the classic movie Saturday Night Fever.  Join the Dunes Gold & Tennis Club and The Sanibel School PTA as they co-host a night of dancing and good times on Saturday, September 8 at 7:30 p.m. The event will be held at The Dunes.
                Last year’s Sanibel Prom was a night to remember, and organizers are working hard to make sure this year’s fundraiser is just as memorable.
                “We have lots of surprises planned that will keep people on the dance floor,” said Denise McKee, The Sanibel School PTA President. “This part isn’t just for school parents – we’re hoping for a great turnout from our entire community. So, come catch Saturday Night Fever as we hunt for our island’s own Tony Manero and Angie!”
                Saturday Night Prom will feature a DJ, light hors d’oeurves and a cash bar. Dress is retro formal or Sanibel formal.
                Tickets are $25 per person and may be purchased through The Sanibel School as well as The Dunes on the night of the event. Guests must be 21 and older to attend. All proceeds to benefit The Sanibel School.

Island real estate market stays strong at halftime

                Real Estate customers are in the locker room. Now it’s the commentator’s turn. What just happened? What plays are working?
                Okay, let’s take a closer look and focus on the second quarter. Overall, sales remain strong and inventory continues to diminish.
                Sanibel had some big plays - $10 million sales (two over $4 million on the Gulf). John R. Wood Realtors recorded the largest bayfront sales in 2 ½ years.
                The go-to subdivision was the Dunes with eight sales. For Sanibel condos, sales prices under $800,000 lit up the scoreboard, up 48 percent over the second quarter last year. The number of Sanibel condo units that sold is the best in seven years.
                Captiva residential sales essentially are tied with last year, but condominium sales essentially are tied with last year, but condominium sales in South Seas achieved their best performance since 2005.
                Fort Myers shows a positive average price increase of 12.1 percent, which ranked it No. 1 in the top 12 cities where the home prices have risen the most. (Jan.12 Kiplingers Report)
                Wood’s brand in Naples reported five consecutive years of increases in second quarter sales in the MLS of Bonita-Naples. Sales of properties priced above $1,000,000 remained strong with 309 closings in just the second quarter, up 12 percent over last year.
                The Wall Street Journal reported in May: “If you’re thinking of buying a second home in the next five years, this might be your best opportunity.”
                In Southwest Florida, more and more neighborhoods and condo complexes are achieving a balanced market (a one-year supply), with a growing number moving into a shortage. Nationally, USA Today reported on May 25 that the number of homes in April hit a 6.6 month supply, down from 9.1 a year ago.
                Stable prices (for now, at least) along with low mortgages rates create a favorable environment for the astute buyer. Both buyers and sellers should seek specific information from real estate professionals on changing market conditions in areas which they have an interest.

Bag Day marks the end of summer at Noah’S Ark

                Noah’s Ark Thrift Shop started on a front porch. Today it thrives in a large building behind the St. Michael & All Angels Episcopal Church, 2304 Periwinkle Way. Through generous donations the Ark has become a place where nearly any good-quality used items can be found – from clothing and household items to books and small furniture.
                “We have been very fortunate and received good donations this summer,” said volunteer Jane Adams.
                Customers come from both on and off island, including island visitors who make it part of their vacation, to shop at the thrift store. On Aug. 10, Noah’s Ark will celebrate the end of summer season with its annual bag day from 9:30 a.m. to 12:30 p.m. Customers will purchase marked bags for $3 in the parking lot and then fill them with items they choose from the store. Items that do not fit in the bag will receive an 80 percent off discount.
                “It’s over quickly,” said many of the volunteers about bag day. “There is a long line early and for the first hour it’s very busy.”
                While bag day shoppers nearly clear the shelves, any remaining items are bagged up and donated to other charities in need. The Ark is then closed for cleaning and repairs, which means donations will not be accepted until Sept. 1. Noah’s Ark will reopen for the winter season from 9:20 a.m. to 12:30 p.m. Tuesdays and Fridays beginning Oct. 2. In November, the thrift store will return to its regular schedule of 9:30 to 12:30 p.m. Monday through Friday and the first Saturday of each month.
                Noah’s Ark is run by the Episcopal Church Women’s (ECW) group at St. Michael & All Angels Church and staffed by volunteers from the church. Most of the store’s proceeds benefit those less fortunate – locally and globally. Local contributions include Brightest Horizon in Fort Myers, FISH of Sanibel, Harry Chapin Food Bank, Sanibel Sea School for a PACE scholarship and many other organizations.
                “We are hoping next season is just as good as this season,” said Adams.

An Update of Southwest Florida Real Estate

How do we determine whether we are in a Buyer’s, Seller’s or Balanced market? One of the best indicators is to calculate the average time it takes for a property to sell. We call this the Absorption rate: (It is the number of homes or condos on the market for sale at any time, versus the number of sales in the past year). We are reaching a balance market of about a 1 year supple. Overall, inventory of homes and condos is down considerable which has stabilized pricing and even shown some upwards movement. The Sanibel Board of Realtors showed a 6% increase in sales volume during the second quarter of 2012, while John R wood was up 16%. We also lead all other Real Estate companies on the islands by selling more of our own listings in-house than any other company.

Sanibel & Captiva Islands

·         Condo sales of those priced under $800,000 were up 48% year to year in the 2nd quarter.

Bank Again Sponsors Taste of the Islands


The Clinic for the Rehabilitation of Wildlife (CROW) announced that Bank of the Islands/Edison National Bank will again be the presenting sponsor for the Taste of the Island on Nov 11.

This is the third year in a row that the bank has led the sponsorship of the major fund-raising event for CROW.

Rob Lisenbee, vice president and office manager of the Bank of the Island on Sanibel said, “The Officers and Staff of bank of the Islands/Edison National Bank are pleased and excited to be the presenting sponsor again this year of CROWs Taste of the Islands. We have enjoyed partnering and participating in the Taste of the Island for the past 13 years. We encourage everyone to be involved with this worthwhile event.

Over the years, the bank’s support has been both important and creative for the Taste. Among the man helpful elements was providing RV trailers to secure and count the money for the event when it was held at Algiers Park. Since that time, the bank developed the idea of “CROW bucks,” the currency now used at the Taste. Additionally, the bank arranges for the printing and accounting of that currency.

Taste of the Islands is a critical part of the CROW’s fund-raising each year to pursue its mission of saving wildlife through compassion, care and education. It also is a much anticipated event of great food, wonderful music and good fun running from noon to 5 p.m. at the Sanibel Community Park.

Beach Boxes to Saucy Barbecue – Island BBQ Company Offers It All


The Island BBQ Company opened its doors June 22 in the former Island Pizza Company located at Palm Ridge Road.

Menu items include pulled pork and chicken, chopped brisket, smoked chicken, beef brisket and baby back ribs. The Island Pizza Co., with a location still on Periwinkle Way, teamed up with Island BBQ to create barbecue pizzas that are topped with some of the meat and sauce choices.

Executive chef and general manager Jason Joyce prepares each of the five sauces – Island Sauce, a sweet tomato-based sauce spiked with rum and pineapple; Smokey Sauce, a smokey tomato-based sauce that’s great on ribs; Sweet Vinegar Sauce, Carolina style with a bite; Mustard Sauce, a bit sweet, this honey mustard sauce is great on pulled chicken; and Spicy Orange, intense orange with a bit of spice.

“People like options,” said Joyce about his variety of sauces. “I like to mix it up with the familiar and unfamiliar.”

A graduate of the Cooking and Hospitality Institute of Chicago, Joyce uses a three-day smoking process on the meats and most of the menu items, from the pies to the pasta, are made fresh daily. Beach-goers can grab a beach box, which includes choices of meats and two sides – mac and cheese, baked beans, mashed potatoes, cole slaw, mixed vegetables, corn on the cob, cornbread, Texas toast or a Kaiser roll.

“My favorite meal is the hickory smoked chicken with mac and cheese,” said Joyce, whose creations are often inspired by his work in the Virgin Islands. “That has helped me feel more connected to (Sanibel) island.”

Island BBQ also offers gluten-free options and no fried foods are on the menu. In its banquet hall at Beachview Golf Club, Island BBQ can cater a party for up to 184 people. Ask about the “take and bake” meals, too.

The Island BBQ Company is open from 10:30 a.m. to 5 p.m. Monday through Saturday and closed on Sundays during the summer season. It is take-out or delivery only. Call 472-3010 or 472-1023 to place an order or just walk in at 2496 Palm Ridge Road.
